Location: On-Site – Consistent Travel to Various Properties as Needed

*This role will assist at multiple properties across Kansas City

Floating Assistant Property Manager 

Are you a dynamic and adaptable property management professional looking for a role that keeps things fresh and exciting? Do you enjoy stepping into new environments, solving problems on the fly, and making a real impact wherever you go? We're looking for a Floating Assistant Property Manager to join our team! In this vital role, you'll ensure the smooth, efficient, and profitable operation of various assigned properties while maintaining high resident satisfaction.

What You'll Do:

  • Travel to sites to provide staffing coverage and support as needed – travel may vary in frequency and duration  

  • Maintain accurate resident records.  Updates on a daily basis all rents, deposits, and application fees received from residents.  Issue appropriate notices when necessary (i.e., late payments, eviction notices, returned check notices).

  • Daily deposits and posting of rents on resident accounts.

  • Achieve financial objectives through rent collection and by managing delinquency.

  • Manage renewal workflows.

  • Manage resident eviction workflows.

  • Communicate with residents to address inquiries, concerns, and maintenance requests.

  • Manage purchase order and invoicing process workflows.

  • Assist Property Manager with vendor contract workflow and compliance.

  • Greet prospective residents, show communities, and perform leasing duties as needed.

  • Assist with prospective resident screenings, lease negotiations, and move-in/move-out processes.

  • Answer and handle incoming telephone calls from prospective new residents, current residents, vendors/suppliers, etc.

  • Maintain awareness of local market conditions and trends.  Contributes ideas to the Property Manager for marketing the community and improving resident satisfaction.

  • Update required reports concerning move-out notices, activity, etc., on a daily basis and provide information to the Property Manager.

  • Organize and file all applicable reports, leases, and paperwork.

  • Process all security deposit move-out reports.

  • Accept service requests from residents and route to maintenance for prompt processing.  Conduct service follow-up with the resident when work is complete.

  

What Makes You a Great Fit:

  • A high school diploma or equivalent is required.   

  • 3+ Years of experience in multifamily housing.  

  • You're a quick learner who enjoys working in new environments 

  • You have experience in multifamily leasing, bookkeeping, management, customer service, and sales

  • You have strong leadership skills and are able to work well independently and in team environments. 

  • You're tech-savvy and confident using property management software (OneSite) and Microsoft Office tools.
